FEBRUARY 2003

Spring—and Inspections—are Just Around the Corner!
It’s been an unusual Winter in Oklahoma! We’ve seen a few teasing previews of Spring mixed in with some harsh reminders that it is still January! And with the snow we have had already this year, don’t forget, we often see our heaviest snowfalls in March. It’s not quite Spring yet, but it will be here before we know it. With the arrival of Spring, we will begin to do the annual 4-sided inspections on each home in the community. These have proven to be a tremendous asset to our community. And, the best news is that if you had a lot of work to do last year, you probably won’t have near as much to do this year! Here are key areas that the inspection will focus on:

  • How does the paint look on your home?
  • How about the siding? Is it streaked and in need of a good power-wash?
  • Is the skirting intact or has it lost the battle with the weed eater?
  • Do the decks or storage building need painting or repair?
  • Is there “stuff” around the outside of your home that needs to be thrown away or stored out of sight?
  • Do you have house numbers on your home or porch?
  • Any broken windows or torn screens?

Take a look around now and plan the repair of any of the areas mentioned above and you will be way ahead for the Spring Inspections. The condition of our community as a whole does much to determine the overall value of each of our homes. Let’s all do our part. We each have that responsibility as homeowners, and if you are considering selling your home in the near future, you will be glad you-and your neighbors-kept things in good repair. If you have any questions about the inspection process, please don’t hesitate to call the office. If you need the names of suppliers or service providers, we might be able to help you with that, too! Give us a call and let us know how we can help, 355-1681.

Country Living with City Convenience…
Have you ever thought about how convenient it is to live in Johanna Woods? We are less than a mile from the on-ramp to the Creek Turnpike, and only two miles from the Broken Arrow Expressway. We have major shopping centers and schools within that same easy distance, and we vote right here in our own neighborhood! But for all this convenience, we can still sit in our front yards and watch rabbits chase each other around, have a raccoon peek around the corner at us in the evening or occasionally see a deer step out of the woods! Johanna Woods…It’s a great place to live. And we’re glad to have you here!

For Johanna Woods Sweethearts Only…
For the Month of February instead of a cable drawing, we will be giving away a gift certificate for a lovely dinner for two at one of these delightful restaurants:

  • Olive Garden
  • Red Lobster
  • El Chico
  • Charleston’s
  • Marie Callendars

All you need to do to be entered in the drawing is to have your rent payment in the office on time! It’s too easy! We will put all the entries in a bowl and draw a winner. The winner will get to choose the restaurant they prefer and we will get their gift certificate to them in time for Valentine’s Day. This is a sweet deal, but you don’t have to have a sweetheart to enjoy it!

Invite Your Friends and Family to Check Us Out
Do you enjoy living in Johanna Woods? We certainly hope the answer to that question is yes! If it is, have you suggested us to friends and family that might be considering a change of address or location? If not, we hope that you will. Many of our residents have other family members living in our community and we would love to have more. We will give you a months free rent for a referral that does come and live with us! How can you beat a deal like that? Having close friends and family in your neighborhood and skipping a months rent; it’s a great deal! There are some very nice homes for sale right now and some lots that are available, too. Help us spread the word!
Have You Returned Your Resident Information Sheet?

Refinancing Opportunities Still Exist… But Don’t Wait Until the Rate Start Back Up!
Some of your neighbors have already taken advantage of refinancing their homes and have saved thousands-yes, thousands-of dollars in interest. If you are paying more than 9% interest on your home mortgage, and you have maintained a good credit rating, we can probably help you! Rates are already slightly higher than when we began to work with this company in November, so why risk missing this money saving opportunity? Call or come by the office for an application today. There is no out of pocket expense and no obligation involved in finding out if you qualify! Don’t Wait!

Taxes Getting You Down?
One of our neighbors is here to help! Bette Lu Foster is a tax accountant. She can help take some of the pain out of tax time. Give her a call at 355-0114.

Have You Returned Your Resident Information Sheet?
These went out in each newsletter a month or so ago. If you have not returned yours please do so. If you have misplaced yours and need another copy, please stop by or call the office and we will get a copy to you. It’s very important that our resident files are current!

Thank You!
