Storm Shelters Open For Inspection
The storm shelters are ready to tour! Everyone in Johanna Woods should have received a letter in the mail by now that provides your shelter designation. On the 9th of October, we will open the South Shelter from 10:00 am until noon so you can come down and look around. If you are assigned to the North Shelter, it will be open for touring on the 23rd of October from 10:00 am until noon. If your shelter assignment is the basement, you are welcome to come out and look at either of the shelters. Johanna Woods is pleased to be able to provide such an important amenity to our residents. We hope you will take the time to become familiar with the shelter you will be using before the storm season returns in the Spring. You don’t want to be looking for a sidewalk or the shelter door some night in the dark, when the storm sirens are going off and it’s raining cats and dogs. So, please make it a priority to come out and look around. While we were making the shelter designations, we took all the special needs we were aware of into consideration. If you have a special need that we did not know about, please tell us.
We hope to see each of you at one of the shelters in October. You never know, there just might be a door prize that you’ll miss out on if you don’t stop by! And remember, these shelters are available for use at your own risk. No one can absolutely guarantee your safety during a storm. Our goal is to provide you with better protection than you will have in your home.
Electric Scooters…Are They Legal?
They are becoming more and more popular, but the problem is, they’re not street legal. Those new little electric scooters that you see everywhere require a city issued tag and side mirrors before they can legally be operated on the streets of Broken Arrow. Additionally, the operators are required to wear a helmet. Since Johanna Woods is in the city limits, it is illegal to operate a motorized vehicle on our streets that does not meet these requirements. It’s a legal issue and we want our residents to be aware of and in compliance with the law.
Preparing for Winter
It’s always a good idea this time of year to plan for colder weather. Here are some things to consider as you look forward to another winter in Oklahoma:
- Is your skirting intact? Gaps and openings will keep it colder under your home and increase the possibility of pipes freezing. It will also increase the chance of small animals who are seeking shelter from the cold and may decide to move-in with you!
- Do your smoke detectors work? This is a good time to replace batteries and make sure they work. If you don’t have smoke detectors, call the office.
- Is your heat tape plugged in? Is it insulated? Is it working? If it’s several years old, you might want to check and make sure its still doing its job!
Winter is just around the corner and the Farmer’s Almanac predicts it will be a cold and wet one this year. Since this record began to be published it has been 85% right!
Fall Chili Cook’s Corner
Chicken Enchilada Soup
Ingredients:
2 Tbsp cornstarch 2 Tbsp water
1 32-oz. can chicken broth
2 cups chopped, cooked chicken breast
1 15-oz. Can black beans, rinsed, drained
1 14.5-oz. Can diced tomatoes
1 11-oz can Mexican style corn
1 8-oz bottle mild taco sauce
1 cup chopped red bell pepper
1 4-oz can diced green chilies
2 Tbsp finely chopped fresh cilantro
Tortilla chips and shredded cheddar cheese for garnish
Directions:
Combine cornstarch and water in a small bowl. Stir chicken broth, chicken, beans, tomatoes, corn, taco sauce, pepper, chilies and cornstarch mixture in dutch oven or large pan. Bring to a boil, stirring constantly. Add cilantro, serve with garnish as desired.
When is the Rent Late?
Rent in Johanna Woods is due on the 1st and considered late after the 5th. Late rent is subject to a $25.00 late charge. Because we are open on Saturdays, there is no longer a weekend buffer to prevent the rent from being late. In the past, when the office was closed on Saturdays, there were a couple of ìextraî days to get the rent in if the 5th of the month was on Saturday. All rent that was in the office by Monday morning, 9:00 am was considered on time, even when the 5th or 6th was on Friday, Saturday or Sunday. Now that we are open on Saturday, rent that comes in after the office opens on the 6th-unless the 6th is on a Sunday- is late. This also applies when there is a holiday on Monday. Since we have a rent drop box, rent can be paid even when the office is closed. Every business has a payment cut off. Hopefully, this will help everyone understand how ours works in Johanna Woods.

Pets in Johanna Woods
With all our new residents, it seems like a good time to re-visit our policy with regard to pets. First of all, we don’t allow outside pets. This has been our policy for many years AND it applies to cats and dogs. Even though cats don’t bark and create a disturbance, they may not be allowed to live outdoors and roam freely. This is not just our policy, it is Broken Arrow city law. We also have a 25-pound maximum that applies to pet size. So, when looking for a pet, keep that in mind and stay with smaller breeds.

We all love the wonderful fragrances that candles can provide, but, please, exercise care that they are not left unattended or that you don’t fall asleep with one burning in your bedroom.
