Home Inspection Re-Inspections Underway!
When was the last time you drove through a “trailer park”? If you voted in the last election, you were in one then. There are many factors that contribute to the making of a “trailer park”. The way the lawns are kept or not kept, the condition of the homes, what is allowed to be “stored” around the outside of the homes, and the list could go on and on. One of the most critical factors on the list we just started is the condition of the homes. Once something begins to need maintenance, it will deteriorate quickly if those maintenance problems items are not addressed. This is true of anything. Without proper, routine maintenance the most expensive site-built home in town will begin to look shabby over time. That’s one of the reasons we do annual inspections in Johanna Woods. We don’t want to be a trailer park! Putting off routine maintenance only makes repairs more costly and extensive later on. If your inspection report advised you to paint, there’s a good chance that you could have siding to replace if you put painting off too long. Once the paint gets thin and the caulk wears away, water can get behind siding and cause far more severe problems. Makes sense to invest in caulk and paint before that happens doesn’t it? We all have routine home maintenance tasks to complete. If you haven’t started on your inspection list yet, you are behind and need to get busy! All re-inspections will soon be complete and far less time will be available to finish up. Don’t let minor repairs become major problems! Correct them now!

Have You Considered Refinancing?
With the high price of gasoline, high cooling bills because of the “dog days” of summer and just the normal costs of living, wouldn’t it be nice to save some money SOMEWHERE? Have you considered refinancing your mortgage? If you qualify, you could skip one monthly payment altogether, lower your payments, reduce your term OR all of the above! And you can do all of this with no money out of pocket! What are you waiting for? If you’re stretching dollars every month, you may have other options. It’s your money! Wouldn’t it be nice to keep some of it?

Back to School Cook’s Corner

For Johanna Woods Only…Returning Those Pool Passes Could Put a Little Money in Your Pocket!
Not returning them will take a little money OUT of your pocket. As usual, when the pool closes, we ask all our residents to return their pool passes. And, as usual, about 50% of our residents actually do return them. We have always entered everyone who does return them into a drawing and this year will be no different. One prompt resident of Johanna Woods will receive a quick $50.00 just because they do so. This year, though, we have added a penalty if you don’t return your pool passes. You will be charged $1.00 for each pass not returned. So, find those passes and get them in. We would like to see all of them back by the 15th of September. If you did not check out pool passes, you can still enter. Just turn your name in on a piece of paper by the 15th, and note it for the Pool Pass drawing.

You Know It’s Summer in Oklahoma When…

  • The birds are pulling worms out of the ground with potholders.
  • The best parking place is determined by the shade that’s available rather than the distance to the door.
  • Hot water comes out of the faucet – no matter which side you turn on.
  • The temperature drops down to 90° outside and you feel a little chilly.
  • You step outside at 7:30 in the morning and break into a sweat.
  • Farmers are feeding their chickens crushed ice to keep them from laying hard boiled eggs.
  • Thank goodness it’s September…maybe the “dog days” are almost over!

Resident Referrals Pay You!
Have you ever eaten at a new restaurant because a friend recommended it? Well, that same process can influence where people live-and put some money in your pocket at the same time. Every month now for the last several months someone in Johanna Woods has received free rent for a month because they told someone they know about where they live!
