The Long View-Long Term Value
Well! After several rainy weeks and a few other delays, all of the initial inspections are complete. If you have not received a copy of your inspection, you need to call the office so we can get another copy out to you. Every year, the tremendous benefits of our annual inspections are evident, throughout the community. Our annual inspection program is part of “the long view” we take about things in Johanna Woods. Some of you have chosen to retire here. We want your home to be a valuable part of your life for as long as you need it. Others may begin their life as first time homeowners with us and then move on. For you, the importance of being able to receive a fair and equitable price when it’s time to sell is critical. Whatever your reason for choosing manufactured home living, our inspection program is designed to help you maintain the “long term value” of your investment. The condition of the Johanna Woods property is also very important to the value of your home. That’s one reason there is continual re-investment in the community. Many factors go into determining the value of a manufactured home, and location is one of them. Having your home in a community like Johanna Woods can add 12-15% to the value. The collective condition of the entire community has an impact on the value of every home here. Maintenance and upkeep is vital-to all of us! It’s part of the long view!

Do you know someone who is considering a move? If so, have you told them about Johanna Woods? There are some very nice homes available in Johanna Woods and a couple of nice lots as well. And, as a resident, if you refer someone who buys a home or brings a home into our community, you will get a free month’s rent as our way of saying “thank you”! We are currently offering a move-in special for homes that come into the community, so be sure and have your friends call the office for the details. You get a free month’s rent, your friend moves into a nice, clean community and Johanna Woods gets a new resident! It’s a win win deal for all! Help spread the word!

Move That Trash Can Away From the Curb!
Have you ever seen a truly beautiful trash can? No, really. Have you ever seen one that you would like to have for a lawn ornament? Probably not…so, with that in mind please help keep Johanna Woods more attractive by making sure that empty trash cans are moved away from the curb as soon as possible once trash is picked up. This one little detail can sure go a long way toward making our community more beautiful! Thanks for your help!

Community Improvements
They are happening all around! Look for a new fence around the pool area very soon! And, by the time you read this newsletter, the new playground equipment should be installed. The handicap restroom in the clubroom has a new tile floor, also. This was completed in early May and the kitchen floor will be re-done just as soon as we are safely past the storm season!

More New Neighbor News!
It’s been a busy Spring in Johanna Woods! Welcome to Alyssa Grace who arrived just in time for Mother’s Day this year! She arrived on the 12th of May. Welcome and congratulations to her parents Steven and Esther Adams. Did you know that all of these recent little additions were born right here in Johanna Woods? It’s becoming a neighborhood tradition. Welcome to all!

Breakfast Smoothies
Mochaccino
Mix 2 tsp. Instant coffee with 1- 6 oz. Container of chocolate yogurt. Add 1 cup crushed ice and purÈe in a blender.
Banana Berry
PurÈe 1 cup frozen mixed berries, 1 banana (sliced), 1- 6 oz. Container of plain low-fat yogurt and 1 Tbs. Honey.
All Fruit Smoothies
If you are not a yogurt fan, try this one. 1 Cup frozen strawberries, 1 frozen banana (sliced) and 1/2 cup apple juice. Puree. OR 1 cup frozen blueberries, 1 frozen banana (sliced) and 1/2 cup of pineapple juice. PurÈe. You can add more or less juice depending on the thickness you prefer.
Teresa’s Favorite
Frozen mango, strawberries, raspberries, banana, apple juice and almonds. A few of each of the frozen fruits, half or whole banana depending on how big of a smoothie you want, add juice as desired. Blend!
